This Privacy Policy explains how Prospera LLC (“Prospera”, “we”, “us”) collects, uses and protects personal data when you visit prosperauae.com, contact us, or use our services as a property owner or guest. We follow the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021) and other laws that apply to us.

1. Who we are

Prospera LLC is an owner-first operations management company for short-term rentals in Dubai. Our office is at Shams Business Center, Sharjah Media City Free Zone, Al Messaned, Sharjah, UAE. If you have any question about your personal data, email contact@prosperauae.com or call +971 4876 8839.

2. Personal data we collect

Data you give us

  • Contact form: your name, email address, phone number, WhatsApp number, property location and message.
  • Booking enquiry form: guest name, phone number, email address (optional), number of guests, and arrival and departure dates.
  • Review form: your name, email address, phone number, WhatsApp number and your review.
  • Calls, WhatsApp and email: any details you choose to share with us.

Data from owners who become clients

When you sign a management agreement with us, we collect the details we need to run your property and to meet DTCM rules. This can include your Emirates ID or passport, title deed or tenancy contract, holiday home permit details, utility account details, bank details for payouts, and details about the property.

Data from guests

Booking platforms such as Airbnb, Booking.com, Expedia, Agoda and Vrbo share booking details with us. Dubai rules require every guest to be verified and registered, so we collect ID or passport details for each guest. We also keep records of messages, check-in details and any issues during the stay.

Data collected automatically

When you visit our website, we collect basic technical data, such as your IP address, browser and device type, the pages you visit and how you found our website. We use Google Analytics for this. Our Cookie Policy explains more.

3. How we use your data

  • To reply to your enquiry and prepare your free rental assessment.
  • To set up, run and report on the properties we manage.
  • To handle guest bookings, check-ins, verification and support.
  • To pay owners and keep accurate financial records.
  • To meet our legal duties, including DTCM rules and other government requirements.
  • To publish reviews you send us, with your permission.
  • To understand how people use our website and improve it.
  • To keep our website, our systems and the properties we manage safe.

We do not sell your personal data, and we do not use it to make automated decisions that have a legal effect on you.

4. Our legal reasons for using your data

We only use personal data when we have a valid reason. This is one of the following:

  • Consent: you agreed, for example when you send a form or a review.
  • Contract: we need the data to prepare or carry out an agreement with you.
  • Legal duty: the law requires it, for example DTCM guest registration.
  • Legitimate interest: we need it to run our business properly, for example to keep our website secure, and this does not override your rights.

5. Who we share your data with

We share personal data only when we need to, and only the part that is needed:

  • Service providers that help us run our business, such as website hosting (Hostinger), website security (Cloudflare), email (Zoho) and website analytics (Google).
  • Booking platforms, when we list a property or manage a booking.
  • Cleaning companies, maintenance teams and other contractors, when they need details to do a job, such as a guest’s arrival time.
  • Government bodies such as DTCM (DET), the police or the courts, when the law requires it.
  • Our professional advisers, such as lawyers and accountants, who must keep it confidential.
  • WhatsApp (Meta), if you choose to contact us on WhatsApp.

Our service providers may only use your data to provide their service to us.

6. Data stored outside the UAE

Some of our service providers store or process data outside the UAE, for example in Europe or the United States. When this happens, we use providers that offer strong security and data protection terms, as UAE law requires.

7. How long we keep your data

  • Website enquiries: up to 24 months after our last contact, unless you become a client.
  • Owner and property records: for the length of the management agreement and up to 5 years after it ends, to meet legal and accounting rules.
  • Guest records: for as long as DTCM rules and other laws require.
  • Reviews: until you ask us to remove them.

After that, we delete the data or make it anonymous.

8. How we protect your data

We use secure hosting, encrypted connections (HTTPS), access controls and regular backups. Only people who need your data for their work can see it. No system is completely secure, so please contact us straight away if you think your data is at risk.

9. Your rights

Under UAE law, and the law of your own country where it applies, you can ask us to:

  • tell you what personal data we hold about you and give you a copy;
  • correct data that is wrong or incomplete;
  • delete your data when we no longer need to keep it;
  • limit or stop how we use your data;
  • send your data to another provider, where this applies;
  • stop using data we hold based on your consent. This does not affect anything we did before.

To use any of these rights, email contact@prosperauae.com. We may need to confirm who you are first. We will reply within 30 days. If you are not happy with our reply, you can complain to the UAE Data Office.

10. Children

Our website and services are for adults. We do not knowingly collect personal data from anyone under 18. If you think a child has sent us personal data, contact us and we will delete it.

11. Other websites

Our website links to other websites, such as booking platforms, WhatsApp, Google and our social media pages. Their own privacy policies apply when you use them.

12. Changes to this policy

We may update this policy from time to time. The latest version is always on this page, with the date it was last updated.
