What Airbnb Management Covers in Dubai
Running an Airbnb in Dubai is more than posting photos. Guests expect fast replies, a spotless home and an easy check-in at any hour. The city also has clear rules for short-term rentals, and every listing must follow them.
A full Airbnb management service takes these jobs off your hands:
- Listing setup with professional photos and an accurate description
- Nightly pricing based on demand, seasons and events in Dubai
- Guest messages, questions and reviews, 24 hours a day
- Guest verification and registration, as DTCM rules require
- Check-ins, check-outs and Meet & Greet
- Cleaning and linen between stays
- Maintenance, repairs and regular property checks
- Permit paperwork, renewals and inspections
- Monthly reporting on income and costs
At Prospera, one team manages all of this. See the full details on our services page.
How Our Airbnb Management Works
01
Property Review & Setup
We visit your property and check what it needs before the first guest arrives. Styling, furniture or small upgrades are planned with you.
02
Permit & Listing
We prepare the DTCM holiday home permit paperwork with you, then publish your listing on Airbnb and other booking platforms.
03
Guests & Daily Operations
Our team answers guests, verifies their details, handles check-ins and arranges cleaning and repairs.
04
Pricing & Payouts
We adjust your nightly rates to demand. Your income goes to your bank account after every booking.
DTCM Rules Every Airbnb Host in Dubai Must Follow
Short-term rentals in Dubai are regulated by DTCM, which is now part of Dubai’s Department of Economy and Tourism (DET). The main rules for owners are simple, but they matter:
- A permit for each unit. Every property listed on Airbnb or another platform needs a valid holiday home permit before it accepts guests.
- The whole unit only. A holiday home permit covers the full apartment or villa. Single rooms cannot be let this way.
- The right property. Apartments need a residential title deed. Hotel rooms and hotel apartments cannot be registered as holiday homes.
- Guest registration. Guest details must be registered for every stay.
- Tourism Dirham. A Tourism Dirham fee is collected for each occupied bedroom per night and paid to DET.
- Renewals. Permits must be renewed before they expire. They do not renew automatically.
Fees and rules change from time to time. In May 2026, the Dubai Media Office announced relief measures that include exemptions from holiday home permit and licence fees and from Tourism Dirham collection for holiday home operators registered with DET. Check the current position with DET before you budget, or ask us and we will explain what applies to your property.

How Airbnb Management Fees Work
Most managers in Dubai charge in one of two ways. Some take a share of each booking, so the fee goes up when your income goes up. Others charge a fixed monthly fee, so you know the cost in advance.
Prospera charges one flat monthly fee based on your property type. There is no revenue share and no hidden percentage. Your income comes to you after every booking, and our fee is invoiced separately. Read our guide to short-term rental management fees in Dubai, or see how our pricing works.
More Than Airbnb: One Property, Several Platforms
Airbnb is a strong channel, but it is not the only one. Many guests book through Booking.com, Expedia, Agoda or Vrbo. We list your property on these platforms as well and keep the calendars in sync to avoid double bookings.
More channels give you more chances to fill quiet dates, and you rely less on any one platform.
We Run the Operations. You Stay in Control.

Airbnb Management FAQs
What does an Airbnb management company do in Dubai?
It runs your short-term rental for you: listing, pricing, guest messages, check-ins, cleaning, maintenance and DTCM paperwork. You receive the income and the reports without handling the daily work.
Do I need a permit to list my property on Airbnb in Dubai?
Yes. Every property let for short stays needs a valid holiday home permit from DTCM, now part of Dubai’s Department of Economy and Tourism (DET). The permit is issued in your name, and we prepare the paperwork with you.
How much does Airbnb management cost in Dubai?
It depends on the fee model. Many managers take a share of each booking. Prospera charges one flat monthly fee based on your property type, with no revenue share and no hidden percentages.
When do I get paid?
Your rental income goes to your bank account after every booking. You also receive a monthly statement of account that shows every booking and cost.
Can you list my property on platforms other than Airbnb?
Yes. We list properties on Airbnb, Booking.com, Expedia, Agoda, Vrbo and other partners, and keep the calendars in sync.
Who handles cleaning and maintenance?
We coordinate cleaning companies, maintenance teams and contractors, and follow up until each job is done. Regular checks keep your property ready for guests.
Can I see how my property is performing?
Yes. Your owner dashboard shows bookings, income and maintenance updates in real time.
Is my property suitable for Airbnb?
A furnished apartment or villa can usually qualify if the title deed and building rules allow a holiday home. Hotel apartments cannot be registered. Book a free rental assessment and we will check your property.
