Vacation Rental Management in Dubai
DTCM permit & compliance
Airbnb, Booking.com, Vrbo & more
One flat monthly fee
Vacation rental management takes the daily work of a holiday home off your hands, from guests and housekeeping to pricing and permits. Prospera runs these operations for owners in Dubai for one flat monthly fee.
What Is Vacation Rental Management?
A vacation rental is a furnished home let to guests for short stays, usually by the night or the week. In Dubai, the official name is a holiday home, and it is regulated by DTCM, now part of Dubai’s Department of Economy and Tourism (DET).
Vacation rental management is the service of running that home for the owner. The manager handles the guests, the cleaning, the repairs, the pricing and the paperwork. The owner keeps the income and the final say.
Prospera is an owner-first operations management company, not a rental agency. We do not take a share of your income. We run the operations, and you stay in control.

Pricing a Vacation Rental Through Dubai’s Seasons
Demand for short stays in Dubai changes through the year. The cooler months, roughly October to April, usually bring more visitors. Major events, exhibitions and public holidays can push demand up for a few days at a time, and the summer months are often quieter.
A fixed nightly rate earns too little in busy weeks and leaves the calendar empty in quiet ones. We review your rates regularly and adjust them to demand, length of stay and how far ahead guests book.
Looking After the Property Between Stays
Every stay adds some wear, so good management protects the property as well as the income. After each stay we arrange cleaning and a check of the home. Regular inspections find small problems before they become expensive ones.
We work with cleaning companies, maintenance teams, contractors and suppliers, and we follow up until each job is done. You see maintenance updates in your owner dashboard.
Managing a Dubai Holiday Home From Abroad
Many owners live outside the UAE or have little time to run a rental. That is where a management partner helps most. You do not need to be in Dubai for check-ins, repairs or permit renewals.
You can reach your team by phone, WhatsApp or email, and meet us in person when you visit. Your income still goes to your own bank account after every booking.

What Vacation Rental Management Costs
Management fees in Dubai usually follow one of two models: a share of each booking, or a fixed monthly fee. Prospera uses a flat monthly fee based on your property type, with no revenue share and no hidden percentages. You can choose a quarterly, six-month or annual contract.
Government costs, such as permit fees and the Tourism Dirham, are separate from any manager’s fee. Read our full guide to short-term rental management fees in Dubai.

Vacation Rental Management FAQs
What is the difference between a vacation rental and a holiday home in Dubai?
They are the same thing. Holiday home is the official term used by DTCM and DET for a furnished home let to guests for short stays.
Do vacation rentals in Dubai need a licence?
Yes. Each unit needs a holiday home permit from DTCM, now part of DET, before it accepts guests. With Prospera, the permit is issued in your name.
What does vacation rental management include?
Listings, pricing, guest communication and verification, check-ins, cleaning, maintenance, permits and owner reporting.
How are vacation rental management fees charged?
Many managers take a percentage of booking revenue. Prospera charges one flat monthly fee based on your property type, with no revenue share.
Can I own a Dubai vacation rental while living abroad?
Yes. With a management partner, you do not need to be in Dubai for guests, repairs or renewals. You follow everything through your owner dashboard.
How do you set nightly rates?
We look at demand, seasons, events and booking patterns, and adjust your rates regularly.
Who pays the Tourism Dirham?
It is collected from guests for each occupied bedroom per night and paid to DET. Relief measures announced in 2026 may affect it, so check the current position.
